Our Home Page Has a New Look


We have recently redesigned the homepage of our website. We’ve made it easier for you to do a number of different things.

We have recently redesigned our real estate website and are excited to share the results with you. Let’s talk about some of the great features you can find on our home page.

For starters, there is a box in the top right corner of the page where you can quickly search for a home by address. You can put in the address of any property that’s on the market for sale, and it will bring you all the details of that listing.

Right below that is a market report. You can subscribe there, enter any subdivision in the Valley, and find out what homes in the area are selling for. You can also get automatic updates with price valuations so you can track them.

At the top of the page, there is a box that says “Advanced Search.” There you can search the entire MLS, ad-free. You can create custom searches, save them, and receive automatic notifications anytime a home that matches your criteria comes on the market. You can then use it to either buy homes or track the values in your area.

Also at the top of the page is a link for an automatic home valuation on a property. Put any address in the U.S. in that box , and you will be able to get an automatic home valuation.

91% of homes sold in the United States are mediated by a real estate agent. Likewise, only 9% of homes are FSBO. A majority of FSBO sales occur between buyers and sellers that already know each other. Additionally, 88% of buyers will use a Realtor to buy a home.



When you compare the sale prices of FSBO sellers to Realtor-affiliated properties, there’s an interesting difference. In fact, there is 14% difference between the two. Typically, real estate agents help buyers earn 14% more compared to those selling on their own.  Why is that? 

Retail buyers usually pay a higher price. FSBO homes attracted a different demographic of buyers. They might be investors looking for a discount, buyers that don’t qualify for traditional financing, or a savvy buyer. Properties with seller’s agents have comission built into the price. Theoretically, these buyers will offer less since sellers aren’t paying a commission to hire a Realtor.

Is There a Reason 2015 Is Shaping up to Be a Record Year?

Many people in the area have asked me why the 2015 real estate market is so hot. Today, I thought I would venture an answer.

There are a few reasons we're seeing an active market. First, most people who lost their homes in a short sale or foreclosure were unable to get back into the market until this year, so a lot of those people are reentering the market now. Second, interest rates are rumored to rise this summer or fall; since most people understand higher rates equal higher monthly payments, many are jumping off the fence in order to lock in low interest rates. 

Another reason people are entering the market is property values are cheap. When property values begin to rise, many enter the market to grab properties at a fair price before the market begins to stagnate. Since many people buy properties for tax reasons, grabbing cheaply valued properties while they're available is a common strategy. Since inventory is lower than last year, we're starting to see values rise and people enter the market as a result.

Many on-the-fence homeowners ask me if there is a "right" time to sell their home. Today, I'll share my thoughts on the topic so you can decide the best possible time for you and your family. 

If you have a home that's in a 55+ community, there are more buyers in town during the fall and winter months. This is because older buyers flee cold weather areas in the winter to enjoy the wonderful Phoenix weather. While they're here, they will often look at properties to see if they can find a retirement or vacation home that suits their needs. 

If you have a larger home (4+ bedrooms), the crowd you want to market to will be more receptive in the late spring and early summer months. Single-family homes are usually sought by buyers looking to relocate and who come to Phoenix while their kids are out of school.
