Many on-the-fence homeowners ask me if there is a "right" time to sell their home. Today, I'll share my thoughts on the topic so you can decide the best possible time for you and your family.

If you have a home that's in a 55+ community, there are more buyers in town during the fall and winter months. This is because older buyers flee cold weather areas in the winter to enjoy the wonderful Phoenix weather. While they're here, they will often look at properties to see if they can find a retirement or vacation home that suits their needs.

If you have a larger home (4+ bedrooms), the crowd you want to market to will be more receptive in the late spring and early summer months. Single-family homes are usually sought by buyers looking to relocate and who come to Phoenix while their kids are out of school.

If your home doesn't fall into either of these categories, give me a call or shoot me an email. I can pull up the history of your neighborhood and tell you what time of year is best for your specific situation.

I look forward to hearing from you soon.

Reasons Why your Home is not Selling

Thanks for joining us again on Jason Penrose TV. We have loved hearing all of your positive feedback on our new website. It's great to hear that a lot of you are usinig it to get an automated home value or see what other homes in Phoenix are selling for.

Now let's get into today's topic. If your home has been on the Phoenix market for a while and you feel like it's not selling as quickly as it should, there could be many different reasons for this. Today we want to talk about the top 4 things you need to look at if your home is not selling.

1. Price
If your home is not selling at its current price, and if other homes in your area of Phoenix are selling for a lower price, you are being out-priced by the market. What we do is take a look at what your neighbors and other similar homes in your area are selling for and what differences there are that would make them want to buy your home as opposed to a different one.

2. Condition of the property
Some questions you need to answer about the condition of your property include: Do you have a lot of upgrades? Is the home still original? what work does the home need to give it the best possible condition for the buyer? Buyers have more options now than they have in the past and they are going to be picky about the home they choose.

3. Marketing
Your home needs to have superior marketing to succeed in this market. Hiring an agent with a team of professionals behind them is key. Marketing is not just putting your home on the MLS and having an open house, praying for a sale. 90% of home buyers begin their search online, so marketing your home to the online audience is key. Your agent needs to have a great team working for them to follow up on all the online buyer leads to make sure your home is sold fast. The faster your home sells, the more money you're going to get.

4. Location
Unlike the previous 3 points, this is a factor you don't have control over, unless you're living in a double-wide. If you are on a premium lot, that is great. However, if you are facing a highway or major road, it's going to be a little bit more of a challenge to sell your home. Because of this, the price you list your home at will need to reflect not only its condition, but its location as well.

Is Solar Power Right for Your Home?

Here in Arizona, we are the 2nd biggest producers of solar power in the nation. California is #1, but they have far more people than we do.

With that being said, there are a lot of advantages to this energy source, but quite frankly there are also some disadvantages. There are many options for implementing solar power systems into your Arizona property, and you can either lease or buy them. Each of these options have their own advantages and disadvantages.

There are lots of things to consider when you're thinking about installing a system into your home. It can affect the resale value of your home, and sometimes these systems can even end up costing you money. However, after lots and lots of research, I actually installed a solar power system into my home.

So, if you're on the fence about what to do with solar, give me a call and I will gladly put you in touch with my representative. We can also go over the pros and cons of owning versus leasing a system. Ultimately this decision will depend on your wants and needs, and I will do everything possible to accommodate them.

As always, if you have any questions about real estate in the greater Phoenix area, please do not hesitate to contact me via phone or email. I am always here to help you.

Sell Your Valley Area Home Quickly and For Top Dollar: Make Sure It's Priced Accurately

There are many great homes for sale in The Valley. The question of the day is, “Why do some homes sell quicker than others?” Obviously, there are many different factors with the number one factor being location! This could be a property in a cul-de-sac, a corner lot or its proximity to a busy street. Another important factor is the condition of the home; has the home been updated or remodeled? Does the home need paint or is it in tip-top shape with new kitchens and bathrooms?

Pricing is also very, very important! You want to price your home competitively with other homes for sale. If you leave too much room for negotiation, there is a very good chance your home won’t sell. You may receive a lot of showings and interest, but ultimately your home will remain on the market. Agents will show your home first but then move potential buyers to a home at a more reasonable price.

Hiring the right agent is very important in selling your home. Making sure they are marketing properly, they’re aggressively following up with realtors that are showing your home, following up on leads and getting buyers into your home to make an offer. In real estate, the sooner your home sells, the better the offer is going to be. The longer your home is on the market, the longer the home will stay on the market. You need to price your home up front if you want to sell it for top dollar; pricing your home high causes you to chase the market with price reductions. That means less money for you and that is not what you want!

If you have any questions at all about wanting to sell your home, give me a call at (480) 596-2900 or by email at Jason@thepenroseteam.com. Thanks and have a great day!
