Setting Up a Passive Income Stream By Investing in Retirees

I’ve had clients approach me lately because they were worried about their passive monthly income.

How would they retire? How would they collect the monthly income without a pension? These people didn’t trust their 401(k)s or the stock market, and they wanted to know how they were going to produce monthly income.

I have good news—a client of mine recently found a way to ensure their financial security. They purchased two fourplex units (eight apartment doors, total) in a community of people who were all 55 years of age or older. This means the rent collected from tenants comes from social security checks. My client is now collecting eight social security checks a month through rent. This equates to a passive income stream of $4,800 per month on that rental property.

Here’s the beauty of this situation: if the stock market crashes, so what? People still need a place to live. If property values go up, then that’s good for the investor. If they go down, it doesn’t matter because they’re still collecting rent. They'll be able to adjust rent with inflation as well.

We are starting to notice more and more people investing their money in apartments, for a few reasons. Demographics are changing here in the U.S. and a lot more people are renting than they have in the past. A lot of that has to do with millennials who are strapped with college debt and renting longer because of it. This has created quite the demand for rental housing.

Many people are putting money into multi-family housing like duplexes, triplexes, fourplexes, or going commercial with five units or more. Investors are getting anywhere from a 6% to 8% cap rate on their investment, which is a lot better than you would do in the banks, and much less risky than the stock market.

When you invest in commercial real estate property, you’re letting the tenant pay off the mortgage in the long run, all while taking advantage of certain tax benefits. You are leveraging other people’s money in order to pay off your retirement with passive income. 

Of course, you should consult with your financial advisor or tax professional prior to making a decision, but I personally use real estate in my portfolio and think it’s a great investment.

What Can You Expect from the Arizona Market in the Months Ahead?

As you can imagine, we've had a lot of people in the Phoenix area over the last 30 days. This town has been very crowded, and a lot of money has flowed into our state due to the Super Bowl, the Waste Management Open, and Barrett Jackson, which has been fantastic. Today, we want to give you a quick recap of the last month in real estate, so you know what to expect moving forward.

In January, 10,438 homes were put on the market, which is down 679 homes over January of 2014. There were 25,996 active listings last month, as compared to the 27,137 homes that were on the market in 2014. We also sold fewer homes this January when compared to last year, as only 4,779 homes were sold last month, which is down from 4,816 at this time last year. On the inventory side of things, we've seen a slight increase, as we currently have 5.44 months worth, which is down from 5.63 months last year.

What do all these numbers mean for our market? Well, the changes we've seen are pretty negligible. Our market is actually doing slightly better this year than it was at this time last year because we have fewer homes coming onto the market and have only seen a slight dip in sales. Sellers aren't listing their homes like they did last year, as many of them are holding firmer on prices, which is actually shoring up the market and stabilizing home prices across the board.
