Phoenix Real Estate Spring Market Update

April saw some noteworthy changes happen in the Phoenix real estate market that we think you
might find interesting if you’ve been thinking about buying or selling a home.

Last month we have 10,891 go on the market, making new inventory 5% higher than this time last year. We also saw active listings increased by 7.4% this year. Sold homes only increased by .5% in Phoenix.


The market in Phoenix is really strong for sellers in most price ranges.


Inventory is sitting at 3.19 months this year, up 7% from last year. What’s interesting is that six months supply is a balanced market when it comes to supply and demand, which leads to slight appreciation. Right now we’ve got a three month supply, so the market in Phoenix is really strong for sellers in most price ranges. We’re noticing inventory has gone up a bit year over year, but not enough to cause any real issues.

For interest rates, 30-year fixed rates are at 3.61% compared to 3.8% last
year. The 15-year rate has dropped as well, which is making housing affordable for people to purchase.
