Hello, and welcome back! We want to thank all of you who have referred friends and family to us over the last 12 months. We were able to help 178 families buy and sell real estate in 2014!

In fact, we did so well that the Phoenix Business Journal ranked us in the top 20 teams in the marketplace out of 35,000 agents! We're shooting to help even more people in 2015!

Now, let's take a look at what's going on in our market. At the end of 2014, there were 22,604 active listings in the Phoenix area, which was down from the 2,391 listings we had at the same time a year ago. That 2.1% drop is actually a good thing, as lower inventory means higher home prices.

Under contract listings sat at 6,724 at the end of 2014, down 2.5% percent from 2013 - not enough of a change to cause any major concerns. Monthly sales are up 11.3% heading into 2015, one of the best starts to a new year we've ever seen! The monthly average sales price is about $131.62 per square foot, which is up from $123.48 in 2013. Additionally, the monthly median sales price is currently at $197,000, up from $185,500 in 2013. That 6.2% appreciation rate is great news for our market!
