Reasons Why your Home is not Selling

Thanks for joining us again on Jason Penrose TV. We have loved hearing all of your positive feedback on our new website. It's great to hear that a lot of you are usinig it to get an automated home value or see what other homes in Phoenix are selling for. 

Now let's get into today's topic. If your home has been on the Phoenix market for a while and you feel like it's not selling as quickly as it should, there could be many different reasons for this. Today we want to talk about the top 4 things you need to look at if your home is not selling.

1. Price
 If your home is not selling at its current price, and if other homes in your area of Phoenix are selling for a lower price, you are being out-priced by the market. What we do is take a look at what your neighbors and other similar homes in your area are selling for and what differences there are that would make them want to buy your home as opposed to a different one.

2. Condition of the property
 Some questions you need to answer about the condition of your property include: Do you have a lot of upgrades? Is the home still original? what work does the home need to give it the best possible condition for the buyer? Buyers have more options now than they have in the past and they are going to be picky about the home they choose.

3. Marketing
  Your home needs to have superior marketing to succeed in this market. Hiring an agent with a team of professionals behind them is key. Marketing is not just putting your home on the MLS and having an open house, praying for a sale. 90% of home buyers begin their search online, so marketing your home to the online audience is key. Your agent needs to have a great team working for them to follow up on all the online buyer leads to make sure your home is sold fast. The faster your home sells, the more money you're going to get.

4. Location
 Unlike the previous 3 points, this is a factor you don't have control over, unless you're living in a double-wide. If you are on a premium lot, that is great. However, if you are facing a highway or major road, it's going to be a little bit more of a challenge to sell your home. Because of this, the price you list your home at will need to reflect not only its condition, but its location as well.
