The question of the day is, “Why do some homes sell quicker than others?” Obviously, there are many different factors with the number one factor being location! This could be a property in a cul-de-sac, a corner lot or its proximity to a busy street. Another important factor is the condition of the home; has the home been updated or remodeled? Does the home need paint or is it in tip-top shape with new kitchens and bathrooms?

Pricing is also very, very important! You want to price your home competitively with other homes for sale. If you leave too much room for negotiation, there is a very good chance your home won’t sell. You may receive a lot of showings and interest, but ultimately your home will remain on the market. Agents will show your home first but then move potential buyers to a home at a more reasonable price.

Hiring the right agent is very important in selling your home. Making sure they are marketing properly, they’re aggressively following up with realtors that are showing your home, following up on leads and getting buyers into your home to make an offer. In real estate, the sooner your home sells, the better the offer is going to be. The longer your home is on the market, the longer the home will stay on the market. You need to price your home up front if you want to sell it for top dollar; pricing your home high causes you to chase the market with price reductions. That means less money for you and that is not what you want!
